vacation rental question image: Does the unit I am renting have a pool?

A: The following complexes that have pools: 999 N. Pacific St (North Coast Village), and 400 N. Pacific St (San Miguel phase IV), Alta Mira, Meadowridge and Sea Point Tennis Club. If you are not sure if the unit you are reserving has a pool, please check with our staff.

vacation rental question image: What about towels and sheets?

A: Bath towels, hand towels, and sheets for all the beds are provided. Laundering of those items during your stay is the responsibility of each tenant.  Some units provide beach towels, but they are not a required item, so we suggest you bring your own.

vacation rental question image: What type of condiments do your units have?

A: In general, the units are not stocked with condiments (ketchup, mayo, mustard, etc.) Most units do leave whatever non-perishable items our guest leave. Generally, not always, there is salt and pepper and sugar available, but that's about it. If you're planning on cooking in the unit you should plan on bringing whatever spices and/or staples you will need for your meals. .

vacation rental question image: What type of cooking utensils and dishes do your units have?

A: We have enough glassware, and dishes to set a table for the maximum occupancy of tenants permitted in the unit. There is a basic assortment of pots and pans. The cooking supplies and dishes are generic. If you are planning on cooking while in the units and have need of something exotic like a garlic press, food processing machine, double boiler, etc., you might want to bring them along with you.

A: The standard furnishings for each unit include a microwave, coffee maker, silverware, dishes, pots and pans, TV, VCR, iron, ironing board, vacuum, mop, broom, and dust pan.

vacation rental question image: What types of soaps do your units have?

A: We do not provide hand or dish soap, however, some units may have dish soap and dish washing liquid on hand, and you may use what is there, but the units are not required to supply these items.

vacation rental question image: What type of paper products do your units have?

A: We do not provide paper products for the units; we ask that the tenants provide those types of items. You will also need to bring paper plates and cups, as well as plastic utensils if you wish to use them.

vacation rental question image: What do I need to do to rent from you?

A: Basically, we need a $250 non-refundable holding deposit to reserve the unit. You will then need to send the balance 60 days prior to your reservation. Once we receive the $250 deposit we will send you a rental agreement for you to review and sign.

vacation rental question image: What is your policy on reserving a date?

A: Our official policy is that your reservation is only confirmed when we actually receive a deposit from you. We will do a courtesy hold for 10 days so that you can send in your holding deposit. If the reservation is made at least 30 days prior to your say, you may pay with personal check. Please remember that your entire balance is due 60 days prior to your stay and may be paid by personal check.

vacation rental question image: What is the difference between the HOLDING DEPOSIT and
       SECURITY DEPOSIT?

A: The HOLDING DEPOSIT is a portion of the security deposit you pay ($250.00) to hold the unit. Should you decide to cancel anytime before 60 days of your arrival, the HOLDING DEPOSIT is NON-REFUNDABLE. Once you check into your unit, it becomes part of your SECURITY DEPOSIT which is refundable providing there are no damages, fines or the unit is not left extremely dirty.

A: If you cancel anytime 60 days prior to your arrival, you will lose your $250 holding deposit. If you cancel within the 60 days prior to your stay, you may forfeit the entire rental amount if we cannot re-rent the unit. Your security deposit and cleaning will be returned to you.

vacation rental question image: Whom do I make checks payable to and where do I mail
       them?

A: You can make checks payable to Ranch and Sea Management and send them to: Ranch and Sea Management 316 Mission Ave Oceanside, Ca 92054.  Sorry, no personal checks are accepted within 30 days of your move-in date.

vacation rental question image: What is the amount of the cleaning charge?

A: On one bedrooms the cleaning charge is $75, on two bedrooms $85, on three bedroom $100.   Larger units will have custom pricing.  Check with your reservationist to be certain.

vacation rental question image: What is the Bed Tax for?

The tax is a Hotel Tax charged by each City for any stay under 30 days.  Both the City of Carlsbad and Oceanside currently charge 10% of the rental rate for that tax.  If you are staying longer than 30 days there will not be a Bed Tax charged to your rental.

 vacation rental question image: When will I get my security deposit back?

A: After your stay, one of the agents from our office will do an inspection for broken and/or missing items and report if the unit is left so dirty that it requires more than usual and expected cleaning to get the unit in it rent able condition. We then send a cleaner in to clean the unit. In general it takes about 21 days after check out to receive your security deposit back. If you have not received it, feel free to give us a call or send us an email. The big exception to this is when something is damaged or missing from the unit. We'll have to assess each situation and will be in contact with you about the remedy of each problem.

vacation rental question image: How much parking do you have?

A: Each unit has different parking accommodations ranging from one space in a secure garage to street parking, check with your rental agent to be certain.

vacation rental question image: I know the check in time is 3:00pm, can I check in early?

A: Sorry, no. Sometimes in the off-season you can get in early but only if you have made prior arrangement with your agent.

vacation rental question image: I know check out is 10:00am, can I check-out late?

A: Sorry,no. There will be a fee imposed for those tenants who do not vacate by 10am.

vacation rental question image: Where do I check- in?

A: For 999 North Pacific St (North Coast Village) you may go directly to the complex. Keys will be ready for you after 3pm in the center of the complex. Should you arrive after 5pm, you may go to the guard station at the front of the complex. There is a guard on duty 24 hours a day to assist you. For all other units, you will come to our office at 316 Mission Ave., Oceanside between 3 and 5 pm to pick up keys. Please remember we close at 5 pm sharp and if for any reason you cannot be at our office by 5pm you will need to make arrangements with your agent. Otherwise, you must wait until the following day to pick up keys.

vacation rental question image: What do I do if there is a problem while I am staying in the
       unit?

A: You will call our office and report the problem. If you have an emergency problem after hours there is a number you can call that will reach us so that we can assist you.

vacation rental question image: Do you have non-smoking units?

A: All of our units are non-smoking. We request that you smoke outside your unit with the doors closed.

vacation rental question image: Do you accept pets?

A: Most of our units have a strict no pet policy. However one or two of our units do allow pets with an additional pet security deposit. There will also be a mandatory carpet shampooing and spraying for fleas.

vacation rental question image: Are any of your units air-conditioned?

A: Most of our units are not air-conditioned. If air-conditioning is an important factor for you, please check with your agent.
