Choosing the right Property Management Company is an important
decision. Real property ownership is likely your largest single

Ranch and Sea Management has experience in operating vacation
rentals. This is a specialized field demanding special agents with
the knowledge and ability to represent your units with a
professional attitude.
Fees:
Exclusive Management
20 % of gross rents collected. From this Ranch and Sea would
take care of any and all advertising and all administrative costs
to Ranch and Sea Management. There are no set-up fees.
Non-Exclusive Management
25% of gross rents collected. From this Ranch and Sea would
take care of any and all advertising and all administrative costs
to Ranch and Sea Management. There are no set-up fees.
Additional Fees
Cleaning fees are paid by tenants in addition to their rents.
All damages or extra cleaning that might be caused by tenant would
be paid from security deposits. Any damages in excess of security
are the responsibility of the owner and not Ranch and Sea
Management.
All bed taxes are paid by tenants in addition to their rent. Ranch
and Sea will do the accounting to the City for all bed taxes
collected.
Services
Ranch and Sea has the ability to pay any and all expenses for
the owner. Each month the owners receive a statement that shows
all money collected and all expenses for the month and also year
to date. All proceeds are paid twice a month, on the 10th and
again at the end of each month.
Ranch and Sea will always notify you of any confirmed booking
(with monies paid) in writing and will request your signature on
each confirmation letter. In most cases you will be notified by
phone at the time a tentative booking is taken with the written
confirmation following at the time money is received.
Ranch and Sea always inspects the units prior to check-in and
after check-out. Each time the unit is inspected, there is a
written inspection sheet. If there is any major damage done to a
unit, it is documented by photos.
Ranch and Sea is open seven days a week with a qualified staff
member to serve you and the tenant seven days a week.
Ranch and Sea's Vacation Rental Division is a fully
computerized division with up-to-date vacation rental software for
reservations and accounting.
Ranch and Sea is on call 24 hours a day to handle emergencies.
The is an answering service who will contact one of our staff
members after hours should there be an emergency at one of the
units.
Ranch and Sea can arrange for any and all repairs that need to
be done to a unit as well as restocking items that are worn,
broken or missing from a unit. If an item is broken or missing, we
will handle charging the tenant for replacement. In most cases,
the owner will be notified of any repairs done to the unit.
Ranch and Sea has the ability to accept both Master Card and
Visa on all reservations.
Ranch and Sea advertises both locally and out of state on a
weekly basis.
